How much will our services cost?
We will charge for our services a fee of 3% of the sale value of the property.
This will be payable in two instalments: one, of US$ 150, will become payable at the point at which you firmly commit to negotiating about a particular property and/or instruct us to sign a preliminary contract on your behalf. The remainder, if any, will be payable on completion of the sale.
There are a number of additional charges that are imposed by Bulgarian law. Legal taxes and fees (which are obligatory) are collected before the transfer of the property can be entered in the court Land Register.
These include:
a state-imposed registration fee, calculated on the value of the property. This is based on a notary assessment value (lower than the market value) and ranges between 0.5 and 3.0 %.
when buying land (and not just a building/flat), you will need to pay US$50 to cover registration fees.
If you require the services of a bank in transferring money from your account to the account of the seller, these fees will be paid directly by you. However, as detailed in the Step by Step page, should you require a Letter of Credit, the relevant paying Bank will charge you a fee. This is typically 0.4% of the transfer amount or US$ 100, whichever is greater.
After Sale Services
Any services which you require of us, which are not included in our sale services (as set out in our Sevices Page) but are instead listed in our After Sales Services Page, will be charged at separate rates. These are negotiated with you according to your exact circumstances and requirements.
