You can search with us


Our website offers a choice of representative properties. You may search all properties by your chosen terms. When something gets your attention, and you would like to take things further and explore, please get in touch with us. This can happen in a number of ways. Directly from the search results area or elsewhere on the website, for instance on this page, you can find out our contact details, send us an e-mail or request to be contacted at a specific time. If you feel positive about buying in Bulgaria but cannot find what is right for you among what we offer at the moment, we may still be able to help.

We will search for you


We can search for a property fitting criteria you set and will contact you with suitable matches.

You may alternatively wish to subscribe to a monthly newsletter including either a comprehensive or a summary list of properties available.

If you have time, we normally advise you to visit the property or properties we have shortlisted together. We are able to provide you with sufficient material and details if you are unable to make the trip in order to enable you to conduct the purchase from home. Through photographs, plans and following strict due diligence protocols, we can provide you with a clear picture of the selected property.

Visit


Before you come to Bulgaria, we will confirm the prices and features of the properties you have selected. We will indicate where we believe there may be a chance of negotiating the price down. We will ask you for a fee of US$150 or its equivalent in another currency, at this point. And if you had decided not to visit Bulgaria, only at the point you indicate you wish us to proceed this way, to cover administrative costs. We are able to organise your tickets, internal travel and accommodation, should you request us to do so. You may prefer for whatever reason decide to do this independently (see our Travel section). In either case, we shall then carefully coordinate your viewing schedule (especially when, as likely, you will be viewing more than one property). Throughout your stay you will be accompanied by a guide, a fluent speaker of English (or another language as required). We will make sure you are fully briefed of the details of the transaction and the legal requirements.

Buying


You can rely on us to prepare and execute the necessary legal documents jointly with the seller's advisors based on your instructions. In a typical transaction, the buyer is expected by the seller to transfer a ten percent (of the agreed sale price) deposit but seller and buyer sometimes agree to go ahead with buying immediately. This deposit is not refundable if you subsequently cancel or withdraw from the purchase for any reason except as set out in the preliminary purchase contract. Instead, it serves as a downpayment of the sale price. You will receive it back (doubled) if the buyer chooses to cancel without having the right to do so.

Last steps


The time between first viewing and transfer takes approximately one week but we may be able to speed things along if you require. Should you need to return home before achieving the transfer, we are able to conclude the transaction on your behalf. Our concern will be to allow you to achieve a clean transfer (we will be conducting last checks and any surveys that you may have requested will be finalised).
